PS. The much better property is from the 1920s with a musty Michigan basement. The other “cute” home is a 1950′s kit house (“greater than a mobile residence.” says my realtor…) yeah, but : /
The kit home has no insulation, it really is 720 sq ft, tiny, Okay, I am small. : )
The other residence has super excellent insulation, new roof, and 30 yr previous furnace.


Since you have a tight time frame this is NOT the house for you.
Instruct your real estate agent to NOT show you any short sales. None. No looking. They take 3-4 months, and you do not have that long.
BTW, furnaces live a LOT longer then 30 years, that is not a bog deal if it was cared for.
